Bathroom fitting for Joppa's older seafront houses and the family homes built inland.
0131 357 3869Monday–Friday, 9am–5pm
Ideas for a roomy older-house bathroom, a bright family bathroom and a compact en-suite.

Many of the larger houses near the shore date from the early 19th century. Some on Joppa Road are listed buildings, such as the Category B terrace at number 5, built in the mid-19th century with sash windows and a slate roof.
Rooms in houses like these are often tall, with generous walls and floors that have been altered over the years. A bath and a separate shower can be possible where space allows.
Older seafront houses can have thick walls and deep window recesses, which are useful for built-in shelves. We note these at the visit and use them where they help.
Listing covers a whole building, so ask City of Edinburgh Council's planning team whether your plans need consent. We give you a clear drawing of the work to show them.
We look at what is behind the old finishes before fixing the layout, since older floors and walls are rarely flat or square.

Further inland, much of Joppa was built up in the middle of the 20th century. Family houses and flats here tend to be easier to plan than the older seafront rooms.
Families usually want the same three things: storage, a good shower and a floor that copes with wet feet. All three can be done without moving the room around.
We are happy to work to a plan agreed with the council if your house is listed.
If a bedroom is bigger than you need, part of it can become an en-suite, subject to where the waste pipe can go.
Joppa sits on the Forth. A good extractor fan and steady heat help a bathroom dry out after each shower.
We visit your Joppa home, measure up and check the room, the windows and the pipe routes. Examples follow, then a written quote.

We measure the room and check the walls, floor, pipework and waste route before anything is priced.
We bring examples of suites, tiles and panels, so you can judge them in your own light.
We send a written quote listing the products and the fitting work for your room.

If the room is wide enough, yes. We measure at the visit and show a plan with both.
Usually, if there is space and a route for the waste pipe. We check both at the visit.
It depends on the work. Moving drains or walls may need one from City of Edinburgh Council building standards. We tell you what we plan before you decide.
