How Much Does a Cloakroom or Downstairs Toilet Cost in Edinburgh?

If you are searching for the cost of a downstairs toilet, you want a number. We do not publish a stand-alone price for a cloakroom, and we will not invent one. A cloakroom is a small room with a big variable: where the waste pipe can go. This guide explains what moves the cost, and how we work it out for your home.

Why Don’t You Publish a Single Price for a Cloakroom?

A downstairs toilet can be a simple job in one house and a much bigger one in the next. The difference is almost always out of sight: the waste pipe, the drain and the floor. A single advertised price would be too low for many homes or padded for the rest.

So we measure the room first. After a home visit you get a written quote that lists the products and the work for your cloakroom.

What Moves the Cost of a Cloakroom Up or Down?

What decides itWhy it mattersWhat we check at the visit
The waste routeThe toilet must connect to a drain with a steady fall. A longer or harder route means more pipework.Where the soil pipe or drain is, and how far the toilet would sit from it.
The floorA solid floor may need cutting for a pipe. A timber floor may need boards lifted and repaired. What the floor is made of, and whether it is sound.
The toilet typeA wall-hung toilet needs a frame and a boxed-in panel. A standard toilet is simpler. The wall, the space and the look you want.
The basin and storageA slim basin suits a tight room. A vanity adds storage but takes space. How much room there is, and the door swing.
The finishTiles, panels, paint and flooring each add work. The walls and floor, and the finish you prefer.

Lighting and ventilation also need planning, and so does the water supply. The written quote lists them, so nothing is hidden in a vague total.

Where Do Your Packages Fit?

Our packages start from £4,699 for Essential, £6,499 for Mid-range and £8,999 for Premium. They cover design, supply and fitting of a complete bathroom or shower room. They are not a price list for a cloakroom, and we do not claim they are.

If you are adding a downstairs toilet as part of a larger refit, we can quote both together. If you only want the cloakroom, we price it on its own after the visit.

New bathroom starting from £22 per week*. *Indicative starting figure. Finance subject to status, application and affordability. Terms apply. See the package details for what is included in each range.

The finance wording above relates to a complete new bathroom. Your written quote shows what applies to your job.

How Does the Waste Pipe Change the Job?

A toilet needs a waste pipe that falls all the way to the drain. If the new toilet sits close to the existing soil pipe, the job is straightforward. If it sits further away, the pipe has to travel across the room, and that is where the floor and the walls come in.

At the visit we trace the likely route. If a space will not work, we say so. We would rather tell you now than start a job we cannot finish well.

Will I Need a Building Warrant?

Possibly. New drainage can need one, and so can some structural changes. Replacing a toilet in the same position usually does not. We tell you if a warrant is likely for your job, and our building warrants guide explains how the rules work in Scotland.

Does a Cloakroom Need a Window or a Fan?

The Scottish Building Standards domestic technical handbook sets out guidance for ventilating a toilet. For new work, the guidance allows either a ventilator opening to the outside of at least one thirtieth of the floor area, or mechanical extraction of at least three air changes an hour. You can read it on the Scottish Government website.

That is a guide, not a promise about your room. We plan the ventilation at the visit, and tell you what your job needs.

Can a Very Small Room Work?

Often, yes. Short-projection toilets, slim basins and wall-hung fittings can make a tiny room usable. The door swing matters as much as the fittings, because a door that hits the toilet is a daily irritation.

Our guide to planning a bathroom layout covers door swing and clear space, and the small bathroom specialists page covers compact rooms.

What Should a Cloakroom Quote Include?

Whoever quotes, ask for these to be written down so you can compare like with like:

  • The toilet and basin, with the make and model.
  • How the waste will be connected, and any floor work.
  • The wall and floor finish.
  • Lighting and ventilation.
  • Removal of old fittings and taking away waste.
  • Anything priced separately, and what could change the figure.

Who Gets the Most From a Downstairs Toilet?

A ground-floor toilet helps visitors, who do not have to go upstairs. It helps households with young children, and it can help anyone who finds the stairs tiring. Some people add one while working from home, so the family bathroom is free.

If stairs are a real difficulty, a toilet is only one piece of the plan. Our accessible bathrooms page and the guide to adaptation funding cover the wider options.

Do You Fix Existing Downstairs Toilets?

No. We fit new cloakrooms and bathrooms, and we do not do repairs. If your toilet is leaking or blocked, call a plumber.

How Do I Get a Price?

We cover all of Edinburgh and the surrounding areas. There is no showroom. We come to your home, measure the space, check the waste route and show you toilet and basin examples. You then get a written quote. See our cloakroom and downstairs toilet installation page for what the job includes. The phone line is open Monday to Friday, 9am to 5pm.
