Cottage bathroom with a white bath, shower screen and pedestal basin

Bathroom installation in a Lasswade conservation area home

Part of Lasswade lies in the Lasswade and Kevock conservation area. Midlothian Council designated it in July 1990, and it runs along both sides of the North Esk, about two miles south-west of Dalkeith.

Changes inside a room usually matter less than changes you can see from outside. A new extractor outlet, a flue or a replacement window are the ones to ask the council about first.

Vents and outlets

We plan the extractor route to a discreet outlet where we can, and we tell you if it needs a conversation with the council.

Windows

If the bathroom window faces the street, check before replacing it. We can plan the new room around the window you already have.

Roomy bathroom with a walk-in shower beside a white bath

Kevock villas and country cottages: planning for older plumbing

The council's appraisal describes cottages and larger villas, in the wooded Kevock valley, from the 18th and 19th centuries. In a house that old the bathroom was usually added later, and the soil pipe may run a long way to reach the drain.

We trace the pipework at the visit so the quote includes it.

Space for both bath and shower

A villa bathroom can be big enough for a separate walk-in shower beside a bath. We measure to see whether both fit without crowding.

Steep sides and narrow roads

The valley sides are steep. We ask about parking and the route to the bathroom so materials arrive without a fuss.

Compact en-suite with a corner shower and a slim vanity

Easy-clean bathrooms for Lasswade's newer homes

After the mills and the carpet factory closed, much of the old housing was cleared in the 1950s. The appraisal notes that the empty sites have since been built on with houses.

Homes like these tend to have regular rooms, so the choice is about finish.

Panels or tiles

Wall panels suit a busy house because they have few joints to clean.

Compact en-suites

An en-suite works best with a corner shower, a slim vanity and a recess in the wall for bottles.

Bathroom Fitting Questions in Lasswade

Do I need council permission to fit a bathroom in the Lasswade and Kevock conservation area?

Work inside the room often does not, but a new vent, flue or window visible from outside may need consent. Ask Midlothian Council's planning team with your address. We will explain what your bathroom plan involves.

Do you cover Lasswade, Kevock and the Polton Road area?

Yes. Lasswade and the streets around it are inside the area we cover, along with Edinburgh and its surroundings. Ring 0131 357 3869 with your postcode and we will tell you the arrangements.

Can you fit a shower in a small cottage bathroom?

Often, yes. A walk-in shower or a tray with a slim screen can fit where a bath was. Measuring the room and checking the floor and drain comes first, then we go through layouts with you.

Will the steep roads cause problems?

It is not the fitting that is affected, but how materials are carried in. We ask about parking, steps and the route to the bathroom at the visit.
