The council's appraisal describes Roslin's village centre as mainly Victorian, built in sandstone and slate. Terraced and semi-detached houses on the north side of Penicuik Road sit close to the street with small front gardens. On the south side the homes are mostly detached villas with large gardens.
The two types need different thinking, and we measure each room before suggesting anything. Ceiling height, window position and where the soil pipe runs decide the layout more than the style of suite does.

Cutting through sandstone for a pipe or a vent takes longer than through brick. We plan short routes and put any extra in the quote.

Family bathrooms in Roslin beyond the conservation area
Roslin Conservation Area was designated in 1972. It covers the crossroads, Rosslyn Chapel and its setting, and Roslin Glen, and the appraisal says little of the village is inside it. The village itself grew in the 1800s as a mining village.
Most Roslin houses are therefore outside the boundary. You can check your address against the boundary map in the council's appraisal before changing anything visible from outside.

The conservation area covers the crossroads, Rosslyn Chapel and Roslin Glen, and little of the village. Check your address with Midlothian Council. If you are inside it, ask before changing a window or an outside vent. If you are outside it, the usual building standards rules apply.
Is it harder to fit a bathroom in a sandstone house?
It takes more care. Sandstone is thick and hard to cut, so we plan pipe and waste routes at the visit and put them in the written quote.
