Bathroom fitting for Loanhead's older cottages, villas and later family homes, measured and quoted at your door.

Photos for a tiled older-house bathroom, a bath-to-shower swap and a family room with storage space.

Loanhead grew around coal, shale and paper mills. The Clerks of Penicuik built miners' houses here in 1736, and the burgh years from 1884 brought villas. Houses that old were not designed with a bathroom, so the one you have was added or squeezed in later.
We check what is under the floor and behind the walls before we promise a layout. If the toilet has to move, we tell you what that adds. If it can stay where it is, we show you a plan that keeps it there, so you can compare the two.
Old floors can be uneven, and the joists may run the wrong way for a new waste pipe. We find that out at the visit and not on the day.
Walls in older houses often lean or bow. We plan the tiling and the shower screen around the real measurements.

Not every Loanhead home is a cottage. Bilston Glen colliery was sunk in the 1950s and worked until 1989, and the town's homes come from more than one era.
In a standard family bathroom the bath, toilet and basin often sit in one run. That keeps the pipework simple and leaves more of the budget for the finish. If your house also has an en-suite off the main bedroom, we can plan both rooms together so the work is done in one go.
If children still need a bath, a shower bath with a straight screen gives adults a proper shower too. If not, a tray and screen can replace the bath.
Wall panels have few joints and wipe clean. Tiles offer more colours. We show both at the visit.
At your Loanhead home we look at the room and the pipework, take measurements and bring along suite and finish examples. The written quote comes after.

We measure the room and check the walls, floor, pipework and waste route before anything is priced.
We bring examples of suites, tiles and panels, so you can judge them in your own light.
We send a written quote listing the products and the fitting work for your room.
Cottages, villas and later houses share three packages; the measured room sets the quote.

Yes. At the home visit we check the floors, walls and drainage. If the layout needs more work than a like-for-like swap, the written quote says so. A like-for-like swap is the simplest route, and moving fittings is where the work grows.
Work inside the room is often straightforward, but changes to drainage or ventilation can be covered by building standards. For what applies to your address, ask Midlothian Council's building standards team.

Often, yes. Remove the bath and fit a tray or walk-in shower, and the toilet and basin usually stay put, which keeps the waste work down. We confirm it when we measure.
